The median home value in Summerfield, North Carolina is around $600,000 — nearly double the median in Greensboro, just 10 miles down the road. That sounds crazy until you actually spend a day here. So what are buyers paying for? And what are they deliberately choosing? I toured three very different homes to show you exactly what your money gets you in one of the hottest suburbs of the Greensboro area — and why people love it here.
Why People Love Summerfield
Summerfield sits about 10 miles from downtown Greensboro, but the moment you arrive it feels like a different world — rural, open, and quiet. Buyers here aren't looking for boring. They're looking for space. Room to spread out, a larger home, and a lifestyle that lets them breathe a little.
The biggest thing you'll notice right away is the lot sizes. Most start around half an acre and climb all the way up to four or five acres. Add in the schools — which families consistently rank among the top reasons they move here — plus quick access to the airport and downtown Greensboro, and you get the full picture: everything you love, without it sitting right on top of you.
Let's jump in the car and look at three homes that show what Summerfield is really about.
Home Tour #1 — Henson Forest | $720K
Our first stop is Henson Forest, a neighborhood I've sold in several times. There's an annual HOA fee that covers the tennis courts, swimming pool, walking trails, and other amenities, and most lots here run at least a half acre.
This one is:
~3,100 sq ft, listed around $719–720K
3 bedrooms, 3 baths, 3-car garage
Primary bedroom on the main level
Screened-in porch
All brick — very common in this neighborhood, and often four-sided brick
It's a beautiful home in one of my favorite neighborhoods.
One thing to know: Henson Forest sits in a flight path, and so do Oak Ridge and Stokesdale. It's not overwhelming — you might hear a plane here and there — but it's worth being aware of before you fall in love with the area.
Home Tour #2 — Henson Forest | $845K
Our second home is also in Henson Forest. The HOA here runs about $183/month, covering the pool, tennis courts, and walking trails.
The details:
~4,200 sq ft — a big house
4 bedrooms, 4.5 baths, 3-car garage
Three-quarter-acre lot
Massive deck with an outdoor kitchen
All brick, built in 2004
Because homes in this neighborhood were mostly built in the early 2000s, renovations and upgrades are something to plan for. The good news with this one: quite a few things have already been updated for you, and the roof was redone in 2024. Beautiful home, and a large lot size that's very common across Summerfield, Oak Ridge, and Stokesdale.
Home Tour #3 — Autumn Lake | $1.45M
Our third home is the highest price point of the day, listed at $1.45 million — and it shows what that number really buys you in Summerfield:
4 acres
Over 4,000 sq ft, all on one level
3 bedrooms, 3 full baths, 2 half baths
Saltwater pool
Custom-built with a mountain-inspired feel
Single-level living costs more to build, but the result is stunning — tons of privacy, a gorgeous custom design, and four full acres of space. The HOA runs around $85/month, and with so few homes on such large lots, it's a quiet, private community.
For a little perspective: at $1.45M in California, you might get a small two-bedroom, a 1,000 sq ft house, or a one-bedroom condo in San Francisco. Here, that same number gets you 4,000+ sq ft, a saltwater pool, and four acres of privacy.
So, Is Summerfield Worth It?
That was our tour — three homes, three price points, one clear picture of what draws people to Summerfield:
$720K in Henson Forest — 3,100 sq ft, all brick, primary on main
$845K in Henson Forest — 4,200 sq ft, updated, on a 3/4-acre lot
$1.45M in Autumn Lake — 4,000+ sq ft, one level, 4 acres, saltwater pool
Remember that the early-2000s homes may need some renovation down the line, so factor that in. But across the board, what buyers are really searching for here is space and room to spread out in a quiet — not boring — setting, while staying just 22–25 minutes from downtown Greensboro.
You get the advantages of being close to the city without living in it, plus the freedom of a larger home and land.
