That means three different school districts, three different property tax rates, and three very different long-term pictures for your family, all under one mailing address.
Right now there are multiple builders active in Stokesdale, with new construction ranging from the high $300s well past $900,000. Which builder you choose can quietly determine which county — and which schools — your family ends up in. Here's a breakdown of three real homes we toured, in three different communities, so you can see how it actually plays out on the ground.
Why Stokesdale Is Getting Attention
Stokesdale sits just a couple of miles from Oak Ridge and Summerfield — two of the Triad's most sought-after addresses, known for their schools, feel, and lifestyle. The draw to Stokesdale is that buyers can often access the same Northwest Guilford school district and a similar lifestyle at a noticeably lower price point and with lower property taxes than in Oak Ridge or Summerfield proper.
A few things worth knowing about the town itself:
Stokesdale's town limits are home to roughly 6,000 residents, while the broader zip code area covers about 9,500 people — so there's more room to spread out than the population figure alone suggests.
Around 96% of homes here are owner-occupied, which points to a stable, long-tenured community rather than a high-turnover rental market.
Buyers tend to be drawn in by three things: the schools, the lifestyle, and the price point — your money tends to go further here than in the neighboring communities.
Community #1: Kohley Farms — The Entry-Level Option (Rockingham County)
Builder: D.R. Horton County: Rockingham Schools: Rockingham County Schools (buyers should confirm current assignments directly with the district) HOA: Roughly $60/month Price range: Entry-level, roughly mid-$300s to just over $400,000
Kohley Farms carries a Stokesdale address, but it actually sits in Rockingham County — which matters, because it means a different school district than Northwest Guilford. The upside is a lower tax rate and a genuinely strong entry point for first-time buyers.
Amenities here include a pool, fire pits, and covered mailbox structures — small touches that add up. Lots run a little over a quarter acre.
The floor plan we toured: The Aberdine This D.R. Horton model is unique to this community and tops out around 2,400–2,500 square feet with the optional upstairs loft. What makes it stand out is that all bedrooms are on the main level, with only a loft and an additional bedroom upstairs — a flexible layout for buyers who want single-level living without giving up extra space.
Main-floor highlights:
Two secondary bedrooms up front, each with strong natural light
Open-concept kitchen with a large island, full pantry, and fireplace
Primary suite tucked toward the back for privacy, with a double-vanity en suite, walk-in shower, and an oversized closet
Spacious laundry room and additional under-stair storage
Two-car garage
Upstairs: an open loft, a full bathroom, and a fourth bedroom.
Community #2: Blacksmith — Mid-Range Luxury (Guilford County)
Builder: Keystone (semi-custom) County: Guilford Schools: Northwest Guilford HOA: Around $250/quarter Price range: Roughly $600,000s–$700,000s; the home toured was listed at $725,000
Blacksmith sits right next to the Stokesdale Community Park and, notably, is zoned for Northwest Guilford schools — the same district families pay a premium for in Oak Ridge, which sits only a mile or two away. A comparable home in Oak Ridge proper could run well over a million dollars; in Blacksmith, buyers are seeing meaningfully lower price tags for a similar footprint and school assignment.
The neighborhood will total roughly 150 lots once complete, with flat, generously sized lots and shared amenities like fire pits and a gathering shelter (no pool). Standard features across the community include four-sided brick, three-car garages, quartz countertops, and solid wood flooring — upgrades that are often optional elsewhere.
The home we toured: 4BR/4BA, approximately 3,500 sq ft
Formal dining room with tray ceiling near the entry
Drop-zone cubby and a large laundry room with tile flooring off the garage entry
Open-concept kitchen, dining, and living area with a gas fireplace and stone surround
Oversized island, tile backsplash, built-in microwave/oven, gas cooktop
Main-level primary suite with tray ceilings, a freestanding tub, tile shower with bench, split double vanities, and a large window-lit walk-in closet
Upstairs: a flex room, three additional bedrooms (including a Jack-and-Jill layout), a large loft, and framed-but-unfinished bonus storage space
This particular home was a spec build with finishes already selected, but the community is still active enough that buyers can pre-sell and choose their own finishes on future lots.
A quick note for new construction buyers: the sales representative staffing a builder's model home represents the seller, not you. It's worth having your own buyer's agent — and in most new construction deals, the builder covers that agent's commission, so there's typically no added cost to you for that representation.
Community #3: Cold Water — Lake Life on Belews Lake (Forsyth County)
Builder: Third Generation Homebuilders (custom, based in Clemmons, founded 2018) County: Forsyth Schools: Forsyth County Schools (not Northwest Guilford) HOA: Approximately $140 Price range: High $800,000s–$900,000s+; the home toured was listed at $967,000
Cold Water is a 56-lot custom community built directly on Belews Lake, a roughly 4,000-acre lake that supports boating, water skiing, jet skiing, paddle boarding, and fishing with no unusual restrictions on use. Community amenities include an infinity pool, multiple trails, a boat dock, boathouse, and a fitness center.
The tradeoff here is schools: Cold Water falls in Forsyth County, not the Northwest Guilford district. For buyers, this is a lifestyle-first purchase rather than a schools-first one.
The home we toured: The Abington plan by Third Generation Approximately 2,775 sq ft, 4 bedrooms, 3 bathrooms, primary suite on the main level.
