If you've been wondering what's happening on the northeast side of Greensboro, Reedy Fork Ranch is the answer. Since the 840 Urban Loop off Highway 29 was completed in January 2023, this area has seen more new construction than almost anywhere else in the city. I took my clients' own homes — a townhome, a mid-range single family home, and a larger existing home — and walked through all three so you can see exactly what your budget gets you in this neighborhood.

Reedy Fork Ranch: Community Overview

Reedy Fork Ranch is one of the largest planned communities in northeast Greensboro, made up of about 2,500 homes total:

  • 2,000 single family homes

  • 500 townhomes

  • Six sub-communities within the larger neighborhood

  • HOA dues of roughly $50 for the entire community

For that HOA fee, residents get access to:

  • Two pools

  • Two clubhouses

  • A gym

  • Pickleball courts

  • Six miles of walking trails

  • Playgrounds and dog parks

  • An elementary school located inside the neighborhood

That last point comes up a lot. Reedy Fork Elementary sits right in the community, so depending on where you live, your kids could genuinely walk to school and skip the pickup line altogether.

Location & Commute

Reedy Fork Ranch sits off US Highway 29. Here's what commute times generally look like from the neighborhood:

  • Piedmont Triad International Airport: about 20–25 minutes

  • Downtown Greensboro: about 15–20 minutes

  • Winston-Salem: about 45–50 minutes

If you fly often or spend a lot of time in Winston-Salem, those drive times are worth factoring in as you weigh this area against others in the Triad.

For getting around Greensboro day to day, the 840 Beltway is one of the fastest routes across town, with US 29 as the other main option. I'll be upfront — US 29 does get congested during peak commute hours, so that's something to expect if you live out here.

What's Nearby

Shopping and commerce have historically been a drive from Reedy Fork Ranch, but that's changing fast. Cone Health has invested $11.75 million in a medical facility off Highway 29, and that project is expected to bring an anchor grocery store, a CVS, and additional retail to the area. It's a big part of why builders and investors have been so active here.

For outdoor recreation, the Bryan Park Soccer Complex is nearby with soccer and football fields and rivals what you'll find on the northwest side of Greensboro. Lake Townsend is also just up the road if you're into lake life.

Home #1: Townhome Under $260,000

The first stop is a townhome in one of Reedy Fork Ranch's six sub-communities. These typically list between $245,000 and $260,000.

Quick specs:

  • 3 bedrooms, 2.5 bathrooms

  • One-car garage (some units offer two-car garages)

  • Roughly 1,200–1,300 square feet

  • Builder incentives available (though they can run out, so ask early)

What stood out on the tour:

  • A private front entrance that doesn't feel like you're on top of your neighbor

  • An open-concept kitchen, living, and dining area with more counter space than you'd expect for a townhome

  • A walk-in pantry

  • A good-sized patio with a partial fence already installed, which owners can finish out

  • All three bedrooms and both full bathrooms upstairs, including a primary suite with a double vanity and walk-in shower

  • Attic storage plus a large upstairs linen closet

On one recent closing I handled here, my investor client picked up appliances — including a refrigerator, washer, and dryer — as part of the builder incentives. That's the kind of detail worth asking about before you write an offer.

This is a strong option if you want a lower-maintenance property, whether that's for yourself or as a rental.

Home #2: The Cali Floor Plan, Under $325,000

The second home is built by D.R. Horton and is one of their most popular floor plans in this neighborhood — the Cali.

Quick specs:

  • 4 bedrooms, 2.5 bathrooms

  • Two-car garage

  • About 1,700 square feet

  • LVP and vinyl flooring throughout (varies by series)

What stood out on the tour:

  • A wide, open foyer with a coat closet right off the entry

  • Three secondary bedrooms, each with good closet space and natural light

  • A large kitchen with a gray-tone cabinet finish, a walk-in corner pantry, a slide-in gas range, and an oversized island

  • A covered porch with enough privacy to screen it in

  • A gas fireplace in the living room

  • A primary suite with vaulted ceilings, a double vanity, a walk-in shower, and an oversized walk-in closet

For under 1,700 square feet, the storage throughout this floor plan is genuinely impressive — closets in nearly every room plus additional coat and linen closets.

Home #3: Existing Home, Listed at $385,000

The third home is nearly new and comes in at about 2,800 square feet.

Quick specs:

  • 4 bedrooms, 2.5 bathrooms

  • Two-car garage

  • Flex room on the main floor (currently used as an office)

  • Formal dining room

  • Upstairs loft/second living area

What stood out on the tour:

  • A flex room with French doors off the entry — easy to use as an office, playroom, or additional bedroom

  • A formal dining room that could also convert to a main-floor bedroom

  • A powder room downstairs for guests

  • A large kitchen with granite countertops, a gray backsplash, a center prep island, and a walk-in pantry

  • A flat, fenced backyard with a vinyl privacy fence

  • A primary suite with vaulted ceilings, a double vanity, and a large walk-in closet

  • An upstairs loft big enough for a full second living area

  • A jack-and-jill style bathroom connecting to the fourth bedroom

This home has the most square footage of the three and the most flexible layout, with two separate bonus spaces (the flex room and the loft) that can be used however you need.

HOA & Fees Recap

  • HOA dues: approximately $50 across the entire Reedy Fork Ranch community

  • Amenities included: two pools, two clubhouses, a gym, pickleball courts, six miles of trails, playgrounds, and dog parks

  • No additional fees mentioned for the elementary school located within the neighborhood

For $50, the amenity package here is hard to beat compared to other Triad communities.
